We understand you may have trusted subcontractors you’d like to involve. In some cases, this can be accommodated, provided they meet our licensing, insurance, and quality standards. All subcontractors working on a Lattice project must comply with our safety requirements and be approved by our team to ensure the project runs smoothly and meets our standards.
Depending on the size of the project we determine the suitable type of contract that needs to be used, we generally use HIA or Master Builders Contracts for Smaller builds whereas Australian Standards are used for larger and more formal projects.
Absolutely, you are welcome to bring your own designs and plans. We’re happy to work with your architect or designer to bring your vision to life. Before construction begins, our team will review the plans to ensure they meet all regulatory requirements and align with our construction standards, and we may suggest adjustments to optimise buildability, cost, and outcomes.
At Lattice we have strong relationships with our business partners and suppliers. When it comes to selecting appliances and finishes, we generally meet or refer our customers to supplier showrooms OR we can obtain smaller samples and present them options to you personally.
With the help of our design partners, we offer 3D Computer Generated Images (CGIs) at a cost that resemble the final project and you would be able to make confident decisions prior to committing to the build

Our tender process is a 3-Stage process.
• Stage 1: involves a site visit and introductory meeting with the client/architect. During this initial stage, we will go through our company’s questionnaire to determine our project suitability for all involved parties.
• Stage 2: We prepare a Bill of Quantities (BOQ) for the project and we also submit our RFI (Request For Information) regarding any discrepancies in the drawings or to address our questions regarding the project.
• Stage 3: is the submission of the formal proposal for the project. Upon submission of our quotation, we also offer an open tender review option whereby we will sit down with the client to go through our quotation and assist with cross-checking other tenders received. This ensures that the client is able to accurately compare tenders that have allowed for the same amount of Scope of Works (SOW).
Unlike larger builder companies, our company’s director are involved in each project. We are committed to limiting the number of projects we do each year so that we can complete them to our exacting standards, and give our clients the peace-of-mind that we will deliver great results. With larger companies, you run the risk of having multiple (and ever-changing) project managers leaving you with communication issues and a less personal experience with the project team.
We can cater for projects from a small renovations to high-end luxury residence or town houses, we are also registered Class 2 Building Practitioner qualified to build multi storey apartment building projects.
The contract amount is fixed and does not alter, unless a fully costed variation document is approved by all parties (variations are usually client changes or additional requests for work). Variation procedures are built into the contract and Quotation and are explained in detail before signing. You will not be ask for anything “extra“ if you are not made aware of and have approved it beforehand.
This depends on the scope and complexity of your project. For smaller renovations, it may be possible to remain in your home while work is underway. However, for larger projects or those involving major structural changes, moving out is often recommended for safety, convenience, and to allow construction to progress more efficiently. We’ll discuss your specific project and help you plan the best option for your situation.
Yes we can liaise with your local council and take care of all council approvals on your behalf.
Not necessarily. If you already have an architect or designer, we’re happy to work with your existing plans. If you don’t, Lattice can guide you through the design process and connect you with trusted architects and designers we regularly collaborate with. We ensure your project is thoughtfully designed, compliant, and ready for construction.
Absolutely! There is nothing more exciting for an owner to be part of their future home or workplace, we can schedule regular on-site meetings with you throughout the construction process. (usually once a fortnight). We believe in empowering our clients with this access so that they feel comfortable, involved and reassured that their project is in the best hands. This helps prevent misunderstandings, and also ensures our clients are able to voice any concerns or ask questions at every project stage.
Upon signing contract, to purchase materials and lock in subcontractors, we generally ask for the usual 10% deposit to commence the project followed by pre-determined staged progress claims throughout the project.
At Lattice we value our customer’s time and we strongly believe in efficient and concise communication between all stake-holders, hence we utilise various communication methods depending on the need and circumstance to keep everyone up to date and to discuss project with our customers and partners. These would include In person, Online Zoom or Teams meetings for collaborations, whatsapp, face-times or whatever it takes to keep everyone up to date.
